Parents – We can add you to your student's resident profile to keep you informed and allow you access to manage rent payments.

Sensitive data is securely housed in a state-of-art data center, and backed up regularly and automatically.

Do I have to be a GRU student to live here?

We are privately owned and have no affiliation with GRU. We operate the property in accordance with fair housing rules and regulations. We do not exclusively rent to students. We do rent by the bedroom and offer services and amenities that are attractive to off-campus housing. Anyone interested in the type of lifestyle and amenities our community offers is welcome to apply!

We have diverse group of residents who attend various academic institutions, soldiers from Ft. Gordon, and non-students who work in the Augusta community.

Is the area safe?

This is a very common question and one of the most important concerns when choosing a place to live.

We have made some enhancements to the property and work closely with local law enforcement to deter negative activity:

Gated entry, improved exterior lighting, surveillance cameras, live-onsite management, and regular police patrol all help in that effort. In addition, we screen all applicants with criminal and credit background checks.

We cannot guarantee the safety or security of residents or their property as crime can happen anywhere at anytime. However, being aware of your surroundings and making other residents and management aware of suspicious activity will ensure any issues that arise will be addressed promptly to reduce negative any activity on the property.

Can I walk or bike to the campus easily?

Walking to the main campus is possible, but an inconvenient 25-30 minutes. It can be done by bicycle in about 10-15 minutes and the terrain is relatively flat the entire way. However, it is better to drive or use the Free ASU Jaguar Express at Christianberry Field House next to our property or the public bus stops located near our property entrance.

There is plenty of parking at our property and on the Augusta Campuses with everything only 10-15 minutes away citywide by car.

Campus Side Apartments is located about 2 miles down Wrightsboro Rd from the ASU Campus. See Map - Directions to Campus

ASU shuttles leave from the ASU facility located next to our property. You can enter and exit from our pedestrian gate on the east end of the property. About a 4-5 minute walk. See Map - ASU Athletic Facility

The Jaguar Village ASU shuttle stop is about an 8 -10 minute walk. See Map - Jaguar Village Shuttle Stop

Where are the local stores and markets?

Campus Side Apartments are centrally located between the large Augusta Mall Shopping Center (Find Apple, Starbucks, PF Changs, and other popular shops and restaurants) to the West along Wrightsboro, small convenience stores and restaurants across the street from the property, and the Daniel Village Shopping Center (Check out Village Deli for lunch).

Larger box stores, restaurants, and a movie theater can be found off of Jackson Rd, Bobby Jones, and Wheeler Rd NW from the property.

Washington Rd (Check out Rhinehart's Oyster Bar and Wildwings Cafe) and Downtown (Check out Nacho Mama's, Pizza Joint and many other establishments). Both areas have many bars restaurants and nightlife.

Large grocery stores like Kroger's and Food Lion are a 2-3 minutes drive west on Wrightsboro Rd

Is there public transportation available?

There are ASU shuttle bus stops located at the ASU Atheletic Facility and Jaguar Village.

Public bus stops are located in front of our Property right next to the ASU Athletic Facility entrance on Wrightsboro Rd.

Home Security and Personal Safety

Should I get renter's insurance?

It is highly recommended. The Landlord's insurance policy only covers loss of structures, not personal artifacts of the Residents. In the event of a loss, without renters insurance, you would be out of luck.

Contacting your family insurance agent will be a good place to start.

Your parents may be able to add your policy onto their existing homeowner's or renter's insurance policy. Local Augusta insurance agents can set you up with a policy as well. Renter's insurance policies are straight forward and are relatively inexpensive.

Contact your institution's off-campus housing or student life office for guidance or recommendations.

What should I do to prepare the apartment for long school breaks?
  • Notify Campus Side Apartments of the date you plan to leave the apartment for break by email at csa.augusta@gmail.com
  • Make sure the temperature is set to at least 55 degrees F in the winter. Failing to keep the apartment at that temperature may cause extensive damage if a pipe freezes and breaks causing flooding for days without notice. Reminders will be sent out. Apartments may be checked by management to ensure the temperature is set at the required minimum setting. Residents shall be held liable for damage due to their negligence and shall pay bills upon receipt. It is much cheaper to pay for the heat bill.
  • Contact post office about mail management.
  • Leave a light on in the apartment.
  • Make sure all the doors and windows are locked and close blinds over windows.
  • Make arrangements for a neighbor to keep an eye on the apartment.
  • Do not leave valuables in plain sight

Getting connected by local service providers

How do I set up utilities?

You don't have to!

Electricity is provided by Georgia Power and is included in the rent (with a expense cap per apartment per month). By default, the bills are handled by management.

If you have an overage, management will send you a copy of your bill by email upon request and will maintain a copy in the office. The total bill is reduced by the total allowance per person in a unit and then the overage cost is evenly among the occupants of an apartment. This is done in the last few days of the month and any overages are due with the upcoming rent payment due date. Management will add the overage to the individual ledgers of the residents. Go to your Resident Portal to view the charges in the last few days of each month.

Groups of residents who share an apartment unit may elect to have the electricity put into their names and handle the bills directly. This may help the group save money as they would keep any monthly savings below the electricity cap. Management can help set you up if you choose this option.

How do I set up cable service?

You don't have to! We provide expanded basic cable already. You can arrange additional services directly with Knology.

Knology is the exclusive provider of Internet and Cable services at the Campus Side Apartments property.

The Knology expanded basic cable package of approximately 70 popular local and cable channels is included in the rent. There is not an option to turn it on or off due to the nature of the bulk cable contract.

However, residents can contact Knology to personalize their cable plan and add HD and/or DVR cable boxes with more channels and movie channels, etc. They will be billed separately for this portion of the service.

We do not allow satellite dish services on the property. Knology is the exclusive cable provider for the property.

Note: Make sure to call for an installation at the beginning of August if you want to have the services by the 1st day of school. They can get backed up as much as 3 weeks when the students come back.

Mail: Change of Address - How do I establish my address or change my address?

Contact your local post office and give them your school apartment as a forwarding address.

When you arrive at your apartment, label your mailbox with the names of the current residents. This will prevent a lot of mail from previous residents ending up in your box.

How do I manage my mail on school breaks?

You can ask the local Post Office to hold your mail for the short breaks and ask them to forward your mail from your school apartment to another permanent address over the summer months if you aren't here.

Trash removal services?

Our trash removal provider, Precision Waste Management, services two dumpsters located at convenient locations in the parking lots.

You are required to keep your breezeways and apartments, grounds and other common spaces that you use clean and clear of household trash and food wastes to prevent unsanitary conditions and pest control issues. Our maintenance staff will monitor the property for infractions and remind residents to comply. Your part makes a big difference in the quality of life of all residents of the property.

The trash removal service will be scheduled weekly and as needed to ensure a dumpsters are available for tenants use throughout the week.

How do I set up internet services?

Knology is the exclusive internet provider for the Campus Side Apartments property.

We have set up a WIFI canopy with high speed cable modem to provide wireless access to residents throughout the property.

This service is a free amenity and is not considered an obligation of service as part of the rent. We reserve the right to modify, eliminate, or reconfigure the WIFI service without notice. That said, we have invested heavily in high-end network components with the intent to provide fast and reliable internet access and we are dedicated to continue to improve the network capability as needed.

If you require dedicated bandwidth or want to have private internet access you may elect to have knology install your own modem in your bedroom or apartment livingroom. Knology will directly bill and provide customer service to the resident for their private internet service.

Who is responsible for water/sewage?

The city provides the services. Management pays these bills throughout the year and it is included in the rent. Management may bill the resident a reasonable charge for excessive use if the resident’s willful actions or neglect causes excessive water use. For example, failing to report a running toilet or sink or purposely running water with the intention of creating excessive and unnecessary cost.

Our maintenance staff schedules preventative maintenance to minimize water loss and responds quickly to maintenance requests involving leaks or potential flood hazards.

Security Deposit Questions

Where does my security deposit go during my lease term?

Security deposits are deposited in an escrow account with a Bank identified on the lease agreement. This money is not considered the landlord's money. The escrow account retains control of the funds until the landlord withdraws the money to reimburse tenant after covering the cost of repairs and cleaning and other expenses explained in the lease agreement.

What if the cost of damages and cleaning is more than the security deposit?

On the settlement form, the management will note the expenses, and will bill you for the rest of the balance that your security deposit does not cover. If you choose not to pay that balance, or if there are disputes, the issue will go to small claims court if the parties cannot resolve the issue on their own. This is a rare event that would take extreme negligence by the tenant to create enough damage for this to happen.

Can the security deposit be used to pay the last month's rent?

NO. The purpose of the security deposit is to cover potential damages. If you do not pay the rent on time, late fees will apply.

Do my rent payments help me build credit?

Rent payment history can be a good way to establish credit history while in school. Your rent payment history can be submitted to the credit bureaus by your landlord.

Evictions and judgments are filed in public record and the credit bureaus look at these to evaluate you as a credit risk. A judgment can hurt your credit score and will stay on your credit report for years until it is paid and settled. This will affect your ability to obtain financing for your future business, car, home, and even affect you when applying for a job.

The affect of defaulting on a lease to an apartment resulting in a judgment against you for damages has the same affect as not paying your credit card bills, car payments, or note and mortgage on your home.

Amenities

Are there options for apartments to come furnished?

Residents have the option to rent an apartment furnished or unfurnished.

We offer furnished apartments with a FURNITURE PREMIUM added to the base rent.

There is a $50 monthly premium per person to provide bedroom furniture only.

There is an additional $25 monthly premium, per occupant for living room furniture only.

Residents can choose from the following furnishing options: bedroom only, living room only, unfurnished, or both living room and bedroom.

The bedroom furniture shall include a full size bed with protective covering, chest of drawers, side table, and may or not come with a laptop desk (or other style of desk at landlord's sole discretion).

The living room furniture shall include a sofa and chair for two bedroom apartments and sofa and love seat for four bedroom apartments, a coffee table and end table set.

Tenants may add furniture as they wish. They may not remove furniture provided by the landlord from the apartment.

Is there parking available?

There are 200 parking spaces available on the property and potentially 200 owners. Typically, not all Residents will have cars. Vehicle registration is required and parking space designations may be implemented and enforced by towing service for non-registered vehicles and notifications with penalties for repeat non-compliance of designated parking regulations if parking availability becomes an issue.

If there are additional parking spaces available, there will be designated guest parking spaces. These will be taken away as needed to provide designated parking to residents.

Until there is a scarcity issue, parking will be undesignated and when available.

What kitchen appliances are provided?

Refrigerators, dishwashers, electric stoves, and range hoods are provided in all the units.

What amenities can I find on the grounds and in the clubhouse?
  • Perimeter fence with access controls for pedestrian and vehicle gates.
  • Dog park next to the maintenance building with picnic table and waste station
  • Picnic table and grill stations in several locations around property
  • New quartz finished pool with saltwater system and large pool deck
  • Vending machines and mailboxes located in pool area
  • Laundry facility with 8 dryers and 4 washing machines (coin-operated)
  • Clubhouse with large open entertainment space with granite counters and tile floors, kitchennette bar, Apple TV, WIFI, and cable TV, lounge area, conference room.
  • Mac computer lab with latest equipment, WIFI / email-to-print printer equipment, and laptop workstations.
